Contact KILTY, LLC
KILTY, LLC is a real estate management and investment firm based in Sherman Oaks, California. Tell us the address and what you are trying to solve, and you will reach the people who actually manage the buildings.
One firm, two ways we work with owners
Property management runs the building day to day: leasing, rent collection, maintenance, inspections, and the reporting that tells you what happened. Investment and asset management works on the plan behind it: repositioning, hold strategy, refinancing, and whether a purchase makes sense. Many owners start with one and end up using both.
You do not need to know which one you need before you call. Describe the property and the problem; we will tell you where it lands.
What to include in your message
The address, the property type, and the unit count or square footage give us enough to start. Add what is currently prompting the call: a vacancy you cannot fill, a manager you are replacing, a loan maturing, or a purchase you are evaluating.
If you have a rent roll or an operating statement, mention it. We will ask for it when it is relevant rather than requesting everything upfront. A short, specific message gets a faster and more useful reply than a long one.
If the property is already listed with another manager, say so. It changes the timing and the questions, and it is better to know early.
The address and the property type
A street address and whether it is a duplex, a small apartment building, a mixed-use ground floor, or self-storage tells us immediately whether the property is inside our scope. Sherman Oaks, the Valley, and the wider Los Angeles County area are all familiar ground.
The size of the asset
Unit count for residential, square footage for commercial or storage. It sets the operating budget, the staffing question, and how much of the day-to-day work is practical to keep in-house.
What triggered the call now
A tenant leaving, a repair that has gone unresolved, a partnership change, a refinance date on the calendar. The trigger is usually the most useful sentence in the message, because it tells us which questions matter first.
Phone, email, and the hours we answer
You can reach us by phone during business hours or by email at [email protected]. Email works better for documents and for anything you want in writing. Phone works better for a first conversation where the situation is easier to explain than to type.
If we are not available when you call, we return messages the same business day in most cases. Leave the property address on the message; it saves a round trip.
Send an inquiry
The inquiry form asks for your name, contact details, the property address, and a short description of what you need. It goes to the same inbox we read directly, not to an automated queue.
Submitting the form does not commit you to anything. It starts a conversation, and the first step is us understanding whether the property fits our scope.
Prefer to write it out? Email works just as well. Read our Privacy Policy to see how we handle what you send.
Our office sits on Stern Ave in Sherman Oaks; the management scope covers Los Angeles County.
What happens after you reach out
We review the inquiry and respond with either a request for more information or a set of initial questions. If the property fits, we schedule a call or a site visit. If it does not, we say so and, where we can, suggest who might help instead.
There is no sales sequence and no follow-up campaign. One response, then a conversation if it makes sense for both sides. Most inquiries get a reply within one business day.
We read it
Your message lands in the inbox we check, not an automated queue or a ticketing system.
We reply
You get a straight answer about fit, or a short list of questions that would let us give you one.
We talk
If it fits, we set up a call or a walk-through. If it does not, we point you toward someone who can help.
Working with owners outside Sherman Oaks
Our office is in Sherman Oaks, and our management scope covers Los Angeles County. If your property is in the Valley, on the Westside, or in the surrounding county areas, it is likely within range. If it is outside the county, we will tell you upfront rather than stretch.
We do not manage industrial, hospitality, or special-purpose facilities such as medical buildings, so an inquiry about those will get a direct no along with a referral where we have one. That answer is worth having quickly, before either side spends time on a fit that is not there.
If you are not sure whether your property qualifies, ask. Describing it takes a minute, and the answer is immediate.
Property Types We ManageInside our scope
- Small multifamily buildings, from duplexes upward
- Mixed-use properties with residential above retail
- Self-storage and light commercial assets
- Owners evaluating a purchase, refinance, or repositioning
Outside our scope
- Industrial and warehouse facilities
- Hotels and hospitality operations
- Medical and other special-purpose facilities
- Properties outside Los Angeles County
Before you call
Have a rough sense of what the property earns and what you want it to do over the next few years. Steady income, a sale, a refinancing, or a repositioning are different goals, and they change which questions matter first.
You do not need a polished presentation or a full financial package for the first conversation. That comes later, and only if there is a reason to go further. Rough numbers are fine; we will ask for the rest when it matters.
It also helps to know what you have tried. A manager you have already replaced, a rent increase you tested, a repair you handled yourself. That history is usually more useful than a clean summary of the asset.
Three questions worth having an answer to
- 1What does the property bring in now, and what are the main expenses?
- 2What do you want it to do over the next three to five years?
- 3What is prompting the call right now?
Questions owners ask before reaching out
Do I have to have a full financial package ready before I call?
No. Rough figures and a plain description of the property are enough for a first conversation. If there is a reason to go further, we will ask for the rent roll, the operating statement, and whatever else we need at that point.
My property is outside Sherman Oaks. Is that a problem?
Usually not. Our office is in Sherman Oaks and our management scope covers Los Angeles County, so properties in the Valley, on the Westside, and in the surrounding county areas are generally within range. Outside the county, we will say so upfront.
What if I only need investment advice, not management?
That is a normal starting point. Owners often come to us while evaluating a purchase, a refinance, or a repositioning before deciding who runs the building. Say what stage you are at and we will work from there.
How quickly should I expect a reply?
Messages left by phone are returned the same business day in most cases, and form or email inquiries usually get a reply within one business day. If the property is outside our scope, the reply will say so rather than leave you waiting.
Will I end up on a mailing list?
No. There is no follow-up campaign after the first reply. If the conversation does not make sense for both sides, it ends there. What you send us is used to answer your inquiry and nothing else.

Ready when you are
Send the address and what is prompting the call. If it is easier to say out loud than to type, phone is the shorter path. Either way, the first reply comes from a person who works with properties in Los Angeles County, not an automated response.
